Birch Court, Sutton
Structural Renovations has recently completed a programme of masonry stabilisation works to two low-rise brick-built residential blocks at Birch Court in Sutton.
Masonry Cracks
Following an initial survey undertaken prior to commencement, a number of cracks were identified across all elevations of both buildings. The defects varied in location and severity, with several occurring above window openings where movement had compromised the original lintels.
Helifix Helibeams
To restore structural integrity, Helifix Helibeams were installed above all ground and first-floor windows. This system creates a reinforced masonry beam within the existing brickwork, redistributing loads and providing long-term stability. Installation involved cutting out two mortar joints above each opening, embedding paired Helifix Helibars in Helibond grout, and repointing the slots using a colour-matched mortar to provide a discreet finish.
Additional cracking – particularly beneath ground-floor windows and within the beam repair zones – was addressed through targeted crack stitching. Helifix Helibars were installed to tie the masonry back together, followed by repointing with a colour matched mortar to restore the appearance of the façade.
Structural Stability
Defective pointing and damaged brick faces identified during the works were cut out and replaced as required, with all repointing and repairs carried out using a colour-matched mortar to ensure the repairs remained sympathetic to the existing construction.
This project has reinstated the structural stability of both blocks while maintaining their original aesthetic.
